Glass House at Riverfront Park available for resale
The Glass House project at Riverfront Park is sold out but the units are closing and there are new resale units becoming available. Kentwood City Properties has two new listings there in the South Building on the 15th and 16th floors.
The pair of new buildings hosts a total of 389 units. I have toured the buildings with the Downtown Denver Partnership and found that they offer a unique product to the prospective buyer.
According to Chris Frampton with East West Partners, the development team did 3 things right to keep the development costs down. They standardized the floor plans to keep changes between floors to a minimum, the made the average unit size smaller, and they set up their financing to build either an appartment building or for-sale product. This last item allowed them to proceed with the presales process and begin the building at the same time, knowing that they could respond either way depending on market interest.
It worked – and congratulations to Chris and his development team! The building has great amenities and views that cannot be duplicated. The views back toward LoDo and the city are incredible and worth the visit.
