24th Street Townhomes

The 24th Street Townhomes project is an 11-unit development focused on providing modernist design to the discerning urban homebuyer. Each home will have a fireplace, private roof deck and balcony as well as two floors of living space above individual garages.

A great deal of consideration has gone into both the project site plan and the unit layout designs in order to further differentiate the 24th Street Townhomes development from its competition. Repeated consultation with project architects, landscape architects, consultants and residential brokers has produced an exceptional development program that we are excited to bring to the market.

Typical unit plans provide three floors of efficiently planned space, with open living areas on the second floor, and sizeable master and second bedroom suites on the top floor. Access to outdoor space is featured prominently in the unit designs, with each home provided with a generous balcony off the living room and a large roof top deck from which to enjoy the striking Front Range views.

Site density has been kept very low, with a significant portion of the parcel left as open green space. Each unit is further enhanced with a private landscaped entrance, providing an amenity that is completely unique in townhome projects found in this market.

    Neighborhood

    Curtis Park

Boundaries: Broadway, Downing Street, 23rd Avenue and 38th Street.

Population: 9,100 Overview: At the center of this socially, economically and ethnically diverse neighborhood is Denver’s first park, created in 1868, and the neighborhood’s namesake, Curtis Park. The neighborhood has an array of housing types, a growing assortment of income levels and a population that is just as varied. The neighborhood remains as popular as it was when it was founded in the 1860’s.

The types of homes in the Curtis Park Neighborhood include Queen Anne-style houses, two-story brick houses, row houses and gorgeous Victorian mansions. Each type of house is interspersed among the others creating unique neighborhood blocks. Monogamous rows of houses typical in the suburbs will never be found in the Curtis Park area.

The new transformation in the Curtis Park area has led to several improvements in the educational system as well. It is no longer necessary to go out of the city for a fantastic education.
