<p>CONDO CONFIDENTIAL:</p>
<p>Year over year, million-dollar-and-over Denver condo sales rose 29% in Denver during 2011, according to Metrolist data for the city and county.  A total 27 sales hit the seven-figure range, up from the previous year’s 21.  And despite historic low interest rates, 70% of the sales were cash. </p>
<p>Amounting to less than one-tenth of one percent of Denver’s 2711 condo sales for the year, and costing up to $913 per square foot, compared to the average $151, what other than high prices do these properties have in common? </p>
<p>Location-wise, all but two of them were either in downtown (Lodo and Riverfront) or Cherry Creek.  One in the Highlands, another at City Park also made the cut.</p>
<p>Almost half of them had garage parking for three or more cars, with top honors going to a Larimer Place condo with parking for five (worth perhaps a quarter-million dollars in the core of downtown).</p>
<p>Some 63% of them had four or more baths.  One had seven, another eight. Seventy percent of them were built within the last 10 years, and 67% of them had finished square footage over 3000, the largest weighing in at 7589.</p>
<p>A third of them were 2-story townhomes, the remainder, by and large penthouses sitting on a roof or occupying the building’s top floor.</p>
<p>On average, these properties were on the market eight months and sold for 87% of asking price, compared to four months and 94% for the average Denver condo.</p>

<p>Great Gulf yesterday unveiled plans for their 51 story residential tower behind Larimer Square in downtown Denver.&nbsp; Construction is scheduled to begin next year.</p>
<p>Yesterday&#8217;s ground breaking occured at the project site, where construction has already begun on the project sales center.</p>
<p><a href="http://www.chihuly.com/">Artist Dale Chihuly</a> will create original art work for the building.</p>
<p>The project is located across the street from the planned four <a title="Four Seasons Denver project" href="http://www.fourseasons.com/private_residences/denver/your_private_residence.html">seasons hotel</a>.</p>

<p class="MsoNormal"><span><span class="Apple-style-span">Governor&rsquo;s Park is one of Denver&rsquo;s most interesting neighborhoods. The anchor of Governor&rsquo;s Park is the beautiful Governor&rsquo;s Mansion at 400 E. 8<span class="Apple-style-span">th</span> Ave. Built in 1908, this Georgian Revival style mansion was deeded to the state in 1959. Since then, every Colorado state Governor has lived in the mansion with only one exception, Bill Owens. It&rsquo;s very possible that recent governor-elect Bill Ritter will be occupying the mansion during his term. There are many special events held in the mansion and free tours are available during the summer. The neighborhood features a mixture of single-family homes, apartments, lofts and condos and gorgeous historic mansions.</span></span></p>
<p class="MsoNormal"><span><span class="Apple-style-span">In interesting Colorado Governor facts, the city of Denver was named after Kansas Territorial Governor James Denver. He wasn&rsquo;t particularly thrilled with the namesake because, at the time, Denver was just a dusty frontier town. John Long Routt became the first Colorado Governor in 1876 when Colorado became a state.</span></span></p>
<p class="MsoNormal"><span><span class="Apple-style-span">Today Governor&rsquo;s Park is home to many great restaurants, coffee shops, retail, salons and more. It&rsquo;s also just a short distance from Downtown and the popular Golden Triangle area, home to new buildings like the Beauvallon and the Prado.</span></span></p>
<p class="MsoNormal"><span><span class="Apple-style-span">Many lofts are available in the buildings within the Governor&rsquo;s Park neighborhood. Most are affordable units in buildings like Lido, The Lanai, Governor&rsquo;s Park Condos, and Florentine. The building was never fully occupied and finally, it&rsquo;s lender sold it to a group of developers who aimed to convert the structure into lofts. Skylofts is such an impressive renovation that <a href="http://www.ozarch.com/home.html">OZ Architecture</a> was given a Merit Award by the <a href="http://www.aiacolorado.org/beta/aiac.m">AIA North Colorado</a> chapter for their renovation of the upper floors of this one-time office structure into 37 condos.</span></span></p>
<p class="MsoNormal"><span><span class="Apple-style-span">The first units were occupied in 1996, almost two years after the first reservations were taken.</span><span><span class="Apple-style-span">&nbsp; </span></span><span class="Apple-style-span">Most units have spectacular balconies that give residents views of the mountains or the Downtown Denver skyline.</span></span></p>
